Foundation Issues in Texas

Foundation issues are more common than you think in N. Texas. Moisture changes in North Texas cause drastic clay composition changes. The soil acts like a sponge, expanding during seasons of heavy rainfall and contracting during times of seasonal drought. Fluctuating weather patterns can cause stress on your home's foundation.

Even though poor soil conditions are one of the leading causes of foundation problems, there are a variety of other contributing factors:

• Poor drainage of water away from the home
• Insufficient ventilation for the soil under the home to aerate
• Deterioration of the wood beams and other supportive material
• Inadequate footings or surface area to provide support
• and poor initial construction practices can all lead to foundation problems on pier and beam homes.

Always hire a company that has been in business
for many years & offer a lifetime transferable warranty.

Not All Contractors Are Alike

If you've ever turned on your television to the HGTV cable channel, you may have run into a show called "Holmes on Homes". (see picture below for book opportunity). Just watch one episode and you'll get an idea of some of the work  insulation, and lack of obtaining permits are just a few of the dilemmas faced in our society of capitalism.

Buyer beware, a term used in the real estate market can be used in every type of purchase consumers make. Unfortunately, the US is full of 'expert' contractors who fall short of promises and have cost homeowners hundreds of thousands of dollars spent on subpar work that consumers are paying for in remodeling and construction of their properties. Follow these guidelines when hiring contractors:

1. Ask and verify references

2. Find out how long they've been in business

3. Ask for pictures of their work

4. Find out about their staff and the type of experience their workers have

5. Ask for testimonials

6. Obtain written estimates that spell out specific details such as labor costs, material costs, time, and caps on expenses

7. Ask to see all permits required for the job

If the cannot provide these things, RUN!
